Policy of Operations

This document outlines the standards, rules, and commitments that govern how JUWA Real Estate operates — for clients, agents, and property owners across South Sudan.

1. Overview

JUWA Real Estate is South Sudan's premier property platform, connecting buyers, renters, short-term guests, and property owners with verified agents across Juba and beyond. We are committed to transparency, professionalism, and fair dealing in every transaction.

By using the JUWA platform — whether as a visitor, registered user, property owner, or licensed agent — you agree to abide by the policies set out in this document. These policies exist to protect all parties and ensure a trustworthy real estate marketplace.

2. Our Services

JUWA Real Estate provides the following core services:

Property Listings for Rent

Long-term residential and commercial properties available for monthly rental across Juba and surrounding areas.

Property Listings for Sale

Residential homes, commercial spaces, and land plots available for purchase, with full agent support.

Short-Term & Airbnb Rentals

Fully furnished properties available for daily, weekly, or monthly stays — ideal for business travellers and visitors.

Agent Marketplace

A directory of verified, licensed real estate agents who can assist with property search, negotiation, and documentation.

Property Upload & Management

Property owners and agents can list properties directly on the platform after completing identity verification.

3. Agent Standards & Verification

All agents operating on the JUWA platform must meet the following requirements:

  • Submit a valid government-issued national ID or passport for identity verification
  • Provide proof of a valid real estate licence or professional certification where applicable
  • Complete the JUWA agent verification process before listing any properties
  • Maintain accurate and up-to-date contact information on their public profile
  • Respond to client enquiries within 48 hours of receipt
  • Never misrepresent property details, pricing, or availability
  • Disclose any conflicts of interest to clients before entering into agreements
  • Comply with all applicable South Sudanese property laws and regulations

Agents who violate these standards may have their listings removed and accounts suspended pending review.

4. Property Listing Rules

All property listings on JUWA must comply with the following rules:

Accurate Photos

All photos must be real, current images of the actual property. Stock photos or images of different properties are strictly prohibited.

Honest Pricing

Listed prices must reflect the actual asking price. Hidden fees must be disclosed upfront in the listing description.

Correct Location

The property address and neighbourhood must be accurate. Misleading location information is grounds for immediate removal.

Complete Details

Listings must include accurate bedroom count, bathroom count, property size, and availability status.

Legal Ownership

Only properties with clear legal ownership or proper authorisation from the owner may be listed on the platform.

Regular Updates

Listings must be kept up to date. Properties that have been rented or sold must be marked accordingly within 7 days.

5. Bookings, Payments & Fees

Booking Requests

All booking requests submitted through the JUWA platform are subject to confirmation by the property owner or agent. A booking is only confirmed once the agent or owner accepts the request and the client receives a confirmation notification.

Platform Service Fee

JUWA charges a service fee for facilitating property transactions. This fee is disclosed at the time of booking and is non-refundable once a booking is confirmed.

Cancellation Policy

Cancellation terms vary by property and listing type. Short-term rental cancellations made more than 48 hours before check-in are eligible for a full refund. Cancellations within 48 hours may be subject to a cancellation fee as specified in the listing.

Payments

JUWA does not process direct payments between clients and property owners. All financial transactions are conducted directly between the parties. JUWA is not liable for any payment disputes.

6. Privacy & Data Protection

JUWA Real Estate is committed to protecting your personal data. We collect only the information necessary to provide our services:

  • Personal information (name, email, phone) is collected only with your consent during registration
  • Property search data and browsing history may be used to improve your experience on the platform
  • We do not sell your personal data to third parties
  • Your data is stored securely using Supabase infrastructure with industry-standard encryption
  • You have the right to request deletion of your account and associated data at any time
  • We use Google Analytics to understand site usage — this data is anonymised and aggregated
  • Agent verification documents are stored securely and used only for identity verification purposes

7. Code of Conduct

All users of the JUWA platform — clients, agents, and property owners — are expected to:

Treat all parties with respect and professionalism at all times

Provide honest and accurate information in all communications

Refrain from sending unsolicited messages or spam to other users

Not engage in discriminatory behaviour based on race, religion, gender, or nationality

Not attempt to conduct transactions outside the platform to avoid fees

Respect the privacy of other users and not share their contact details without consent

Violations of the code of conduct may result in account suspension or permanent removal from the platform.

8. Dispute Resolution

JUWA Real Estate acts as a marketplace platform and is not a party to agreements between clients and agents or property owners. However, we are committed to helping resolve disputes fairly.

Direct Resolution

We encourage all parties to first attempt to resolve disputes directly through respectful communication.

JUWA Mediation

If direct resolution fails, either party may contact JUWA support at info@juwa.ss. We will review the case and provide guidance within 5 business days.

Formal Escalation

For unresolved disputes involving significant financial matters, parties may escalate to the relevant South Sudanese legal authorities.

9. Limitation of Liability

JUWA Real Estate provides a platform for connecting property seekers with agents and owners. We do not own, manage, or control any of the properties listed on our platform. Accordingly:

  • JUWA is not responsible for the accuracy of property descriptions provided by agents or owners
  • JUWA is not liable for any financial losses arising from transactions conducted between users
  • JUWA does not guarantee the availability of any listed property
  • JUWA is not responsible for the conduct of agents, owners, or clients outside the platform
  • JUWA's liability is limited to the service fees paid to the platform in connection with a specific transaction

10. Contact & Policy Updates

JUWA Real Estate reserves the right to update this Policy of Operations at any time. Users will be notified of significant changes via email or a notice on the platform. Continued use of the platform after changes constitutes acceptance of the updated policy.
